ELEVATIONS-Our plans include complete front elevations drawns at 1/4" scale, other elevations drawn at 1/8" scale.
DETAILS-We furnish any necessary sections for construction of the home like Wall Sections, Stair Sections, Foundation Sections, etc.

Q:Do you have a picture of the back of the house that’s been built?
A:The pix of the front view that is on the website is not a photo but rather a photo realistic generated rendering. There is currently no photography available for this house.

Q:Does this plan include framing? Does it show a structural roof framing drawing and joists?
A:The plans are not engineered. We spec all the floor joist as “per engineered specs” and spec the joist direction. We also spec the crawl space beams as “LVL beams per engineered specs”. We supply a roof plans but not the sizing of the rafters. That will be based upon his code requirements for wind & snow load requirements. If a plan comes with all that information provided thEn I can tell you from experience, it has been WAY over engineered to cover their back side and it will cost them thousands of dollars extra in material cost rather than getting it done localy
Q:Where's the mechanical room for furnace and water heaters?
A:Hot water heater can go in the Garage Storage Area. The Furnace will go in the attic area above the Kitchen, if you are slab foundation.
Q:Where is the furnace located?
A:It would be in the basement if that foundation is elected. If crawlspace then in the crawl space. If slab foundation then in the attic space probably above the kitchen area. It is placed based upon your equipment type and manufacture selected..
Q:Do the plans include the load bearing walls?
A:Yes - Certain walls will be load bearing
Q:is there any attic storage areas in tis plan and where is the access to it?
A:There is a attic access staircase the hallway to the Master Suite to access the ceiling space.
Q:Is the listed heated square footage correct (2925) or could there be some difference on the real blueprints?
A:The Heated Square footage (heated means conditioned space) on the Main Level is 2925 square feet. The Bonus Room is optional, if you choose to do the Bonus Room t=it adds 432 sq. ft.
