Q:Do you have this house plan in a little bit larger size/ sq footage?
A:Hello, We have plan 59973, which is a basement version, but it can also be ordered with slab or crawlspace. Its 1951 s.f., and comes with a plan for a detached optional carport.
Plan 59155 can be modified to be larger. We could provide a quote to modify it, if you provide a footage goal and any comments.

A:Hello, The plan calls for 12" columns on the front porch, but you can choose whatever you prefer.

Q:We love this floor plan. Can you tell me if you already have a plan without the bonus room above the garage and a smaller footprint, maybe more along the lines of between 1600-1800 sq.ft? Also can the flex space be used as the laundry/utility room and the current utility room as another master bedroom closet?
A:Hello, See plan 59936 for a 1640 s.f. version with no bonus room. The flex space has also been removed. The smaller plan could be modified as needed.Also, See plan 59976 for the smaller version with garage, instead of carport.

A:Hello, See plan 59134 for the slab/ crawlspace foundation option. The space where the basement stairs were has been removed.

Q:I'm very interested in this plan and the possibility of finishing the basement. Could you provide the approximate location of any posts in the basement? Thank you.
A:Hello, The basement comes as an unfinished, non walkout type with approx. 9' ceiling height. We have used prefab floor joists to span front to rear, with one main beam through the middle, with 5 support posts equally spaced under the beam. See attached basement image. Perhaps you would like to sketch the basement level onto the image and send it back to us for a quote to modify the plans.
The image shows the basement layout. The bottom of your screen is the front of the house.
If you intend to finish the basement, interior walls can replace some or all of the support posts as needed. Since this home is not yet built, we should design the basement structural to best fit the layout you have in mind, not the other way around. So we can review your design layout and adjust the basement supports as needed.
