A:The photos were submitted by a previous owner and we have no idea where it was constructed.
Q:How many square feet does the terrace level include? This is not included in the total living area, correct?
A:If you finished the entire Lower Level the square footage is 3099.

A:It will according to what foundation plan you will be on. If it will be on a slab foundation it would be approximately 9’-4”. If it will be on a basement it would approximately be 10’-0”

Q:Hi we love this 4 plan but wanted to see it on a slab foundation. How would that change the hallway into the house from the garage and also can we switch the refrigerator and oven locations as shown in the completed pictures
A:The basement staid area turns into a storage closet. We can redesign that area to make a bigger Mud Room entry if a storage closet is not needed for $350.00 additional in a 2 week +- time frame

A:As it states on the web site the Family Room / Kitchen area is a 12’-0” tall, coffered ceiling.
Also, as it states on the web site the Family Room is 28’-0” deep form the Foyer wall to the rear Family Room wall
Q:hi there, Is there any way to condense this house plan to around 2500 sqft? Really we only need 2-2.5 baths, 2 car garage and the lower level could have on "wing" eliminated. The dining room and bedrooms don't have to be as big either. How much would it be? Thank you
A:It would be impossible to make it 2500 square feet. We suggest that if your budget is 2500 square feet focus on that range and not 3100 square foot plans

Q:As far as codes are concerned, has this plan been brought up to the national building codes within the last 6 years?
A:This plan meets all the national code requirements, but your area may have amendments to that code. Our plans make it through all building departments except the ones that do have some amendments. Some areas may also require special wind shear, snow load or seismic requirements that may need to be done at you local level. If any of these are required in your area your builder will have access to professionals in your area that can supply those items needed.

A:The master bath is a total of 12’-6’ X 16’-0”
The master closet is 12’-0” X 14’-0”
Bedroom 3 bath is 12’-0” X 6’-0”
Bedroom 2 & 4 bath is 16’-6” X 10’-10” which includes Bedroom 4 closet
