Q:What kind of siding is shown on this home? Can I put brick on it
A:The exterior appearance is made to look like board and batt siding which is traditional in the southern raised Cottage. However, it is actually constructed of Hardi panel which is a concrete fibrous product. The batts are 1x2 Azek which is a PVC product. The idea is to create a very low maintenance exterior while at the same time creating the traditional look of the Southern raised Cottage. Brick can of course be used however it will totally change the character of the exterior styling.
Q:Can't tell front floor plan, does the entry to dining roon, either side of columns have arches? If not could it?
A:The ceiling is furred to match the width of the columns which gives a coffered ceiling affect. The beams are not currently arched but that is something your builder could probably easily do on the job site.
Q:What is the ceiling height throughout the house? Is it possible to have 9ft throughout? Also, can we use 2x4's instead of 2x6's? Thank you!
A:Thanks for the inquiry. Yes, the ceiling heights can be lowered to 9’ and the exterior walls can be changed to 2x4. However, in order for the customer to make an informed decision, below is a further explanation of each issue.
Regarding ceiling heights, the ceiling height of the living, dining, kitchen and bed room 3 is 12’. The mbr bath and closet has 9’ ceilings. All other ceilings are 10’. You can lower the ceilings to 9’ but unless you modify the exterior, it will only create additional attic space without lowering the cost of construction. The other alternative would be to lower the ceiling heights to 9’ by lowering the roof line but this will drastically modify the exterior appearance.
Regarding the exterior stud walls, you can change to 2x4 in lieu of 2x6 but the result will be to reduce the energy efficiency by 1/3 but there will be no cost savings. The reason: currently the home has 2x6 exterior studs at 24” oc. If it is changed to 2x4, the studs must be at 16”o.c. 2x6 studs cost about 1/3 more than 2x4 studs but since the 2x6 wall has 1/3 fewer studs, there is no additional cost. The 2x6 wall contains 1/3 more insulation and is part of the super energy saving package designed into this home.
Q:Is the Kitchen Wall and Fire Place Wall Load Bearing? If not can one or both of these walls be moved to accomadate basement stairs. Would not to make Master Bedroom or Bath change if possible. Also where are and how many iron beams located in this plan?
A:Both walls are load bearing. Any change can be made but there are consequences that may involve a change of beam sizes or other structural changes. Currently, there are no steel beams in this plan.
Q:Could stairs leading to basement be at master bedroom wall Are columns in dinning area structural or cosmetic? What are the ceiling heights in bed rooms and bathrooms?
A:Yes, a basement foundation option can be created and with the access stairs in the vicinity of the MBR. However; major modifications would be required. The columns are structural. Typical ceilings are 10' but with the following exceptions: 12' in living, dining, foyer and front bed room - 9' in MBR bath.
