We use AutoCAD to produce our working drawings. This allows us to be 100% accurate on our dimensions as well as coordinate all drawings with the highest level of precision. Below are examples of what comes in each working drawing set...
Floor Plans -
For each level we include... a 1/4"=1'-0" scale floor plan indicating frame walls and masonry with dimensions, notes, door and window sizes, room names and floor finishes, cabinet, shelving, fixture locations and notes, ceiling conditions, electrical/lighting fixtures and switches.
Exterior Elevations -
We include... Front Elevation at 1/4"=1'-0", side and rear elevations at 1/8"=1'-0", plate heights, roof overhangs, material/surface notes, window heights, roof pitches, material hatching for clarity, floor to floor dimensions and any other detail we feel is necessary to explain the construction.
Cabinets/Building Sections-
Cabinet elevations at 3/8"=1'-0", showing cabinets, appliance locations, plumbing fixtures, shelving, counter/backsplash surface, cabinet material and finish, niche details and any other special situation that cannot be understood from the plan view. Building Sections are included only when there is no other way to indicate the spatial characteristics of the home. This information is quite often indicated well enough on the elevations and plans.
Foundation Plans -
We offer a choice of three types of foundations, full basement, crawlspace, and slab foundations. Each comes fully dimensioned, and noted indicating wall composition and thickness, construction detail references to our detail page, beam, pier and column locations and sizes, stair locations for basements, reinforcing steel sizes and step downs in monolithic slabs and ventilation grilles for crawlspaces.
Framing Plans -
For each level we include... a 1/8"=1'-0" scale plan indicating rafter, ceiling and floor joists locations, sizes and spacing as well as lumber grade specified, additional bracing and blocking.
Details -
For each foundation type we include... 3/4"=1'-0" scale details indicating material composition, size and critical dimensions for construction of the primary foundation.

Q:Hello - I am interested in this house plan but was wondering if you had pictures of the inside that could be shared. Also, I assume that interior doors are 32 inches but wondering if 36 inch doors would fit to accommodate a wheel chair. A sketch of the kitchen would be appreciated. Thank you
A:Hello,
Bedroom and master bath doors are all 3’-0” minimum. Secondary baths are 2’-4” wide. Closets are 2’-0” wide.
Q:What are the dimensions of the metal studs? I’m trying to figure out the insulation that would need to go in between the studs.
A:The metal building “zees” are 8” wide.
Q:Is the red steel kit available through a particular vendor?
A:Its not really a “kit”, but you can get this home built by contacting any of numerous metal building suppliers. I like Sunward Steel Buildings.
Q:Where would you put the HVAC and Water Heater?
A:Attic space above the secondary bedrooms.
Q:Would this plan meet my windstorm requirements? I plan to build at zipcode 78575 Brownsville Texas
A:It would have to be engineered for sure. Metal building company would do this. Highly recommend Sunward Steel. They’ve done this home before.
Q:Can you let me know if the metal version of plan 75171 has 6” thick exterior walls or 4” thick exterior walls?
A:8” exterior walls for the metal version. But it depends on the manufacturer you use.
Q:Is there a material list provided? I did not see the steel framing mentioned, I also did not see where I could indicate exterior metal? Thank you Duane Tiller
A:Materials list is not included. Metal siding is standard on this plan.
Q:Can I use plywood on the roof and particle board on the sides for extra strength even though the framing will be metal?
A:Sure. You’ll have to use something like a metal screw to attach it.
Q:Can I see an example of the wall framing plan? Do I have to frame all the exterior walls in metal and then also in wood? Do you a picture of the exterior wall before sheetrock goes on it?
A:The exterior walls are horizontal “Z’s” @ 4’ o.c., depending on the manufacturer. Sheetrock can be applied to these members with a little extra support in the way of furring channels or 1x2’s to provide stiffness.
Q:Is there a company I can contact to ask about the engineering of the steel for this building? Is there a company that this plan is based off of?

A:We recommend a couple of sources.
Q:I am kind of confused, the picture shows that the building is placed on a slab on grade, but where do you run plumbing and electrical? Or do the plans allow for some sort of a crawl space on the slab?
A:Sewer pipes go in the slab. Water pipes and electrical go above slab.
Q:Does the plans give girder size, perlin size? Does it give the metal building builder enough information to produce the metal, or do they have to engineer it themselves?
A:It will need to be engineered by the metal building supplier.
Q:Can this plan be built on a poured wall basement foundation?
A:Yes
Q:Do these plans tell you the lengths and thickness of the steel u need? Or is this just a basic layout of where everything goes?
A:We do call out beam sizes, but the building still needs to be engineered by a metal building company. I highly recommend World Wide Steel Buildings.
Q:How is the metal frame attached to the slab? In the pic it looks like it's in the slab? Thx Mark Frizzell
A:Usually there are bolts embedded in the slab and are threaded thru holes in the bottom plate of the column then tightened down with nuts. Sometimes weld plates are used which are also embedded.
