FOUNDATION PLAN Most plans are available with a slab or crawlspace foundation. Optional walkout style basement (three walls masonry with a wood framed rear wall with notes for the builder to locate the windows and doors) and optional full basement foundation available if the plan allows, at an additional cost.
FLOOR PLANS Each home plan includes the floor plan showing the dimensioned locations of walls, doors, and windows as well as a schematic electrical layout (not available for log homes).
SET OF ELEVATIONS All plans include the exterior elevations (front, rear, right and left) that show and describe the finished materials of the house.
MISCELLANEOUS DETAILS These are included for many interior and exterior conditions that require more specific information for their construction.
ROOF OVERVIEW PLAN This is a "bird's eye" view showing the roof slopes, ridges, valleys and any saddles.

Q:Is the covered porch included in the stud to stud measurement ?
What is the roof overhang on this plan?

Standard 12” overhang.
Q:plan 82557 We are trying to place the house on a site with limited space. Is the 70’ 6” x 60’ 2” dimensions the actual site footprint or should we allow more space? Thanks Gerry
A:Hello, this measurement is taken from stud to stud so it does not take into account the finishes or roof overhangs.
Q:Where is the air handler (fan) located in the house, assuming a heat pump(s) is used. We plan on building in west central Georgia so I think heat pump(s) will be sufficient. I plan on making a few mods, just want to know where the air handler goes.

Q:Hard to tell from the floor plan here, how is HVAC system ducting run from one side of the house to the other. With the vaulted ceilings did not know of there is any built in structure to run these systems. Or, will this house require two separate systems for the two sides of the house?
A:Ultimately the HVAC technician will determine if 2 units will be needed, however depending on what foundation is chosen the customer could run duct work through the floor or ceiling. The vault could be at a lower pitch and still allow duct work to be ran in the ceiling still.
Q:Where would the basement entrance be? Could the back patio be converted at least partially to a screened in porch.?

Q:Is there anyway to see the layout of the walk out basement for this plan? I need to know where the walkout is located so that I can determine if this plan will work with the grade of my lot. Thanks in advance.
A:Good morning, since the WOB option would be unfinished space that mirrors main level living, we do not have a floorplan for this area. However the walkout would be located underneath rear deck unless requested otherwise in modification process.
Q:Wanted to know the dimensions of the skylights in the plan.
A:Those three openings are 2’ w x 4’ h for filtered sun light and rain for planter below.
If desired it can be a solid roof which creates fully covered porch below
