Q:I wanted to know what height are the ceilings Can I put a full size bath on each bedroom by expanding the house size to get at least a 12x12 bedrooms with bathrooms?
A:The ceiling heights are 9’. Modifications can be made to enlarge the bedrooms and add a bath for each bedroom; however, keep in mind the current symmetry of the plan. Please call if you would like a modification quote.
Q:Can ceiling height be lifted in great room to like 14 ft
A:It is currently 12’ but is sloped on the front and back. You can raise to 14’ but it would be more like a cathedral with sloped sides.
Q:Could you please tell me where the hot water heater, furnace, and air conditioner is located. Is the porch off the courtyard covered or open. We are absolutely thrilled with this home. Thank you
A:The hot water heater and HVAC Unit are located in the attic space. The porch is covered and has 3 skylights. So glad you are thrilled. This is a lovely home!
Q:Is the courtyard inclosed
A:The courtyard in not enclosed but can be easily done during construction if that is preferred.

A:The curved area in the kitchen is a snack bar.
Q:is this built with or without brick?
A:This home is built with a stucco exterior, w/o brick. However, the plan can be modified to add brick.
Q:I notice stairs in the lower drawing but none in the main. Is this an alternate layout for an optional unfinished basement? If so would the basement be basically wide open and "U" shaped like the ground floor. I am not ready to build yet but am looking for something that could have an 'in-law' suite in the future. Thanks
A:There is an alternate basement stair located just between the laundry and the garage. If the basement option is chosen, the basement will be u-shaped similar to the main floor. The areas that will not have a basement below are the garage, storage area and porches. Please let us know if you have any additional questions.
Q:can this home be concrete block on slab? plans available?
A:We do not currently have a foundation design for concrete block on slab; however, the foundation plan can easily be modified for this type of construction.
Q:On the illustration of the garage with the stairs and storage, does it change the size of any of the other rooms (ie dining/kitchen) or does it just add additional length to the back of the garage to where it is the same length (straight across) as the master bath -- thanks -- Pat
A:The stair and storage area will extent the length of the house. It will not reduce the room sizes. The garage wing will extent 1’6” past the Master Bedroom wing.
Q:I really like this plan for us as a Texas retirement home. I don't like the idea of exterior stucco as a residential siding. It works ok in commercial construction but in residential the problem always seems to be water infiltration around windows. Is there another siding that might work with this plan or just go with brick?
A:Any siding that is suituble for your area is acceptable. We have many clients that replace the stucco for an exterior grade siding.
