A: Hello, There are several ways to get what you are asking for. Option 1- Purchase the plan as is, with the slab foundation option, and have your builder shift the garage forward four feet to enlarge the storage to the bigger size. Option 2- Purchase the basement version of this plan as is, and make the changes onsite to eliminate the basement stairs. We could include the slab foundation plan from the slab version as a free courtesy. The contractor would have to adjust the slab foundation size to match the deeper footprint of the basement version onsite. Option 3- We can modify the plans to create a plan with the bigger storage room, and a slab foundation to match for a fee of $240 in addition to the purchase of the five set or pdf plan package. Allow 4 to 8 working days for the modifications to be completed. When you are ready to proceed, call the website to place your order. Be sure to tell them that you have requested changes. They will process the plan package, and send the order to us. We would request payment for the modifications when we complete the final plans. Thanks.
A: Hello, The front porch is covered by the main roof. It just hangs over 5 feet past the front door, so he could frame it off the front wall of the great room, instead of out at the front porch line to omit that porch.
The back porch is half covered by the same roof as bedroom 3, and half covered by a seperate "shed" style roof, along with the last four feet of the breakfast room. So the same shed roof covers part of the breakfast room and part of the back porch. That shed roof could be omitted over the rear four feet of the porch, but it would still be needed to cover the last four feet of the breakfast room. See the rear elevation posted online to get a better idea.....
So, front porch could be removed, back porch could be partially removed, but a roof will still be needed over breakfast room.

A: Hello, See plan 59074 . It is a larger version of this same house with a three car garage. IF the bonus room with the full bath could be used as your fourth bedroom, then this plan meets your requests. The bonus room is not in the 2251 s.f. number, so if finished it would be an extra 610 s.f. Of course you don’t have to finish all that space, so we can custom design it to meet your needs.
