A: See plan 60108 for an alternate version with a bonus room above the garage. Notice it also has an enclosed garage instead of a carport. It is available with a basement foundation. See attached floor plan with the basement stairs and bonus room stairs. Thanks.
View Attached FileA: Plans call for 12' tall sidewalls, then the vault slopes up to approx. 18' at the peak. The vault could start at 9', and slope up to 15'. That change could easily be made onsite by the builder, if you wanted less height. Thanks.
A: Sure, see plan 60108 which has a bonus room with bath added above the garage. Notice that it comes with an enclosed garage instead of open carport, but that could be modified if you prefer a carport.
A: Hello, Most doors are 36" wide, except for the ones that cannot be enlarged due to the available space. Bath 2 and master toilet doors are 28". The hall bath door could be upsized to 36" by taking 4" depth from each bedroom, but your still not going to get into that small space with a wheelchair. If wheelchair access is needed for the master toilet, it would need to be rotated to face the bath entry door, and the walls removed. The upper windows would be in the attic if you have a flat ceiling in the great room. You could have an area of 18' flat ceiling in the dormer if you want the window to be open to the great room, but it will look odd in our opinion. Dryer vent will need to exit the right exterior wall, through the floor joists. Thanks.
A: Hello, The main roof is 8/12. Front and rear porches are 4/12. Thanks.
A: Hello, We do not have this with garage instead of carport in a predrawn plan. The builder could very easily change the carport into a garage onsite.
A: Yes you can! Please click the "Modifications" tab above to get more information.
A: The national average for a house is running right at $125.00 per SF. You can get more detailed information by clicking the Cost-To-Build tab above. Sorry, but we cannot give cost estimates for garage, multifamily or project plans.
