Q:Greetings. What are the dimensions of the Flex Space? We are hoping to fit a murphy bed in the space against the window wall with the head at the closet of Bedroom 1. Thanks!
A:Hello, The flex space usable space is 6'-5" wide by 7'-5" depth. So you should be able to get a murphy bed there as long as it is less than 7'-5" overall length. If you need a few extra inches, it would be easy for the builder to shift a few inches from one or both bedrooms to the flex space.
Q:what provisions are there for ; furnace, hot water, well tank,electric panel?? Thanks, Dan
A:Hello, Predrawn house plans do not include mechanical plans, or any other "site specific" item. Site specific items are things that are located or specified based on your specific site, location of utilities, slope of land, etc... This plan has three different foundation options. If you choose the basement, the mechanical can be below in the basement. If you choose slab or crawlspace, the heat and ac unit would be in the attic. Water heater location depends on whether you choose a tankless, or old timey tank type. Tankless water heaters mount on the exterior wall, or anywhere inside. Tank type water heaters can be in the attic with a catch pan under it, or wherever you want. All the mechanical items location would be determined between you and your contractor/builder.

Q:What are the dimensions for the flex space? Is it big enough to put a 3/4 bath with just a shower?
A:Hello, That area is 6'-6" wide by 7' deep. We could put a 3x3 shower in the rear right corner, with a toilet in rear left corner, with a small sink counter in front left corner.. That’s the only layout that fits in that space. Should work fine. You can easily do that onsite, since it requires no changes other than adding the fixtures.
