Q:What the maximum height of the front of the house and the back of the house? The total square footage under roof?
A:Hello, The distance from the highest point of the roof to the finish floor is 23'-9". The building code in most places requires at least 12" of elevation from the ground to the finish floor, so the minimum height of the house with a 12" elevated floor height would be 24'-9". Your builder will adjust the house according to your local codes, the slope of the land, and any drainage issues.
The footages are 1888 s.f. heated, 992 s.f unheated (first floor), 316 s.f. unfinished bonus room, and a total under roof footage of 3196 s.f.

Q:On plan# 59134 what it the pitch of the bonus room roof, and do the eves match the main roof eves?
A:Hello, The garage/bonus room has a 12/12 slope roof. No, the overhangs on the 12/12 portion do not align with the 4/12 shed roof above the porch, but they do blend into the main roof 8/12 sloped gable on the right side.
Q:Can house plan 59134 be used on the inside of my home and Plan number 20227 be my outside? Also; can several modifications be made to the inside of plan number 59134? Love the layout but would need to move several things in order to accommodate our wants and needs. Thanks

Q:Can House Plan 59134 be built out of cement block and and on a cement slab. If so what would be the extra cost. I live in Florida and the termites are bad.

We would recommend that you order the house plans the way that they are and then hire a Florida designer to make the modifications. Florida building codes require that all plans be stamped by a Florida designer because of this we feel that it will cost you more to let us make the changes and then you still have to hire a Florida designer to redo them. However, if you decide to get us to make the changes, we will be happy to do so.
When you are ready to proceed, please call the website to place your order for the plan package. Be sure to tell them that you are having modifications done by the designer. They will process the order, and send a copy to us. We will then proceed with preliminary plans for your review. We would request payment for the modification fees when we complete the work.
Please allow 14 to 18 working days for preliminary plans, and an additional 15 to 20 working days for final plans to be completed.

Q:The small dormer above, on this plan , is that for looks only, or does that window above actually provide light into the living room?
A:Hello, The dormer is for looks only. The great room ceiling is flat at 10 feet, so that window is much higher on the roof. You could vault the great room ceiling, then make a "tunnel" to the dormer from the vaulted ceiling if you wanted it to be open to the great room. That’s an easy site change to make by telling the builder.
Q:If you cut out the bonus room and stairs What is the total living square feet?
A:Hello, The bonus room is not included in the 1888 s.f. heated footage. The bonus room comes as unfinished, so its figured as unheated footage. The bonus room contains 316 s.f. of unheated footage.
The stairs could be eliminated, and the garage could be shifted forward four feet to eliminate that space where the stairs used to be. That would eliminate 16 s.f. of heated space due to the shorter entry hall, and would eliminate 80 s.f. of unheated footage from the first floor, and 316 s.f. of unheated footage from the total.
Q:Does the sq footage include the bonus room?
A:Hello, No, it does not.
