Foundation Plans: include drawings for a standard, daylight or partial basement, crawlspace, pier, or slab foundation. All necessary notations and dimensions are included. (Foundation options will vary for each plan. If the home you want does not have the type of foundation you desire, contact us to discuss having that plan created.)
Detailed Floor Plans: show the placement of interior walls and the dimensions for rooms, doors, windows, stairways, etc., of each level of the house. In some cases, the door and window dimensions and/or stair details may be on a separate page.
Exterior Elevations: show the front, rear and sides of the house, including exterior materials, details and measurements.
Wall Sections and/or Cross Sections: show details of the house as though it were cut in slices from the roof to the foundation. The cross sections specify the home's construction, insulation, flooring and roofing details.
Roof Details: show slope, pitch and location of dormers, gables and other roof elements, including clerestory windows and skylights. These details may be shown on the elevation sheet or on a s eparate diagram. Note: If trusses are used, we suggest using a local truss manufacturer to design your trusses to comply with your local codes and regulations.
Standard Construction Details: various details related to beam support, floor construction, connections, and roofing options.
The following may also be included:
Interior Elevations: show the specific details of cabinets (kitchen, bathroom, and utility room), fireplaces, built-in units, and other special interior features, depending on the nature and complexity of the item. Note: To save money and to accommodate your own style and taste, we suggest contacting local cabinet and fireplace distributors for sizes and styles.
Schematic Electrical Layouts: show the suggested locations for switches, fixtures and outlets. These details may be shown on the floor plan or on a separate diagram.

Q:Are all locations marked for outlets?
A:The electrical plans do include the outlets as well.
Q:Just found out, in 2009 Massachusetts adopted code requirements to base building energy code called "stretch code". Does this plan show it? Need to show all components of the code to get a building permit.
A:That type of information would come from energy calculations and a local licensed HERS rater that can also do a ERI - Energy Rating Index

Q:I don’t see a utility room. Where would electrical entry,furnace,air exchange, water heater, water softener... etc be located if no basement
A:Electrical entry point is per site and where it comes up to the house. Mechanicals would typically be located in the attic or garage if no mechanical closet is designated.
Q:To have LED down lights on the exterior corners, would that require a reworking of the house plans?
A:This can be done in the field.
Q:If I want a stucco facade and a tile roof, do I need to have the plans altered?
A:Plans do not necessarily need to be modified for façade changes. However, they may need updating if the design needs approval from a local architectural control committee for the neighborhood.
Q:How much is the Total square footage including the garage? I only want a 2 car garage!
A:Current garage adds 736 sq.ft.
Q:Does this Laundry Room have cabinets and a sink. The plans are not very clear on that room, but it looks like there is none. Can cabinets and sink be added to this size laundry room?
A:No cabinets in the laundry. They can add some upper cabinets above the washer and dryer.
Q:DO your materials list have things such as number of bricks, # of windows and sizes?
A:Material list will show the sq.ft. coverage needed for the brick. That number can then be used to determine number of bricks based on the chosen style, and the number of bricks required per sq.ft. required for coverage for that style of brick.
And yes, the number of, and size of, each window is shown on the material list.
