Q:1. Does the plan come with a materials list, and, if so, is the list fully comprehensive? I investigated a set of plans from another internet vendor, and my lumber supplier advised that the included list was significantly short of all necessary materials; hence, any resulting contractor bids would be unreliable. 2. The basic floor plans shown on your web site do not appear to indicate any required support beam(s) for the vaulted ceilings, are ceiling beams required to complete construction? 3. Bedrooms #2 & #3 are listed as having dimensions of 12' x 18'. Are these dimensions inclusive of the "hallway/protrusion" adjacent to the noted "storage space"? 4. Is the 53' x 47.7' dimension inclusive of the front porch and back deck?
A:we recommend that you get the material list locally... every stick and beam are shown on the plans, you can call our office at anytime for any clarification &@ no charge
bedroom #2 & 3 the 18' does include the dormer but not the closet or storage space

A:Good Morning,
No, there is no material list. material use depends on the contractor... for example when a contractor needs blocking material some will cut up a new stud while others would grab it out of the scrap pile... (we could never win) so I always recommend a local lumber yard to do this.
on these plans, every stick is called out (beams ect) and every connection detailed.
47' wide x 35' 10" to front of prow not counting any deck area.
upper bedroom area is 12'x11'-6" not counting storage or closet... dormer area is 5'6" x 6'6"
